Furnishings Investment

Every cabin is different, and your furnishings investment will depend on the size of your property, number of guests, existing furniture and the level of transformation desired. As a general guideline:

  • Listing Refresh — furnishings & décor typically begin around $4,000–$8,000 for smaller cabins and increase based on property size.
  • Cabin Upgrade — most properties invest approximately $16,000–$50,000+ in new furniture, bedding, rugs, lighting, artwork and décor.
  • Complete Cabin Transformation — furnishings investments typically begin around $25,000 and can exceed $100,000 for larger luxury cabins.

During your initial consultation, we’ll help establish a realistic furnishings budget based on your property, rental goals and the areas where we believe your investment will have the greatest visual impact.

Furniture, décor, freight, delivery, installation and procurement are separate from our design fees.

Also available

Design and furnishings are billed separately from freight, delivery, installation and construction. Add-ons below can be booked on their own or alongside any package.

  • Cabin Design & Rental Consultation — $395. On-site assessment and a read on where improvement dollars will have the most visual impact. Credited toward a design package if booked within 30 days.
  • Professional photography coordination — $250 plus the photographer’s fee.
  • Additional site visits — $250 per visit.
  • Design changes after approval — $150/hour. Each design area includes two rounds of revisions; additional changes are billed hourly.
  • Rush projects — +20%, based on scheduling and scope.

We’re a design firm, not a general contractor. On Level Three projects, we’re responsible for design selections and coordination — not construction schedules, permitting, code compliance, or contractor workmanship.

We’re based in Sevier County, Tennessee — minutes from Pigeon Forge, Gatlinburg and Sevierville. We not only design luxury interiors, but we also own and operate our own highly rated STRs.

Our mission is curating thoughtful designs that photograph beautifully, use intentional luxury details that are memorable to guests in order to make your property stand out in a competitive short-term rental market.

You don’t need to fly to Tennessee to update your cabin. We handle the design locally — the walkthrough, the sourcing, the styling — and send you a plan and a shopping list you can approve from anywhere.
